Condition & Markings This lot is in repairable condition. Parts may be missing, and repairs may be required. Mattress is missing from the master bedroom. Sticky residue is present on the stairs. Small burn hole is present in the couch. Scuff mark is present on the rear corner trim. Tape residue is present on the front windows. Tires may be flat or low. Normal wear and tear is present. Inspection and Removal Inspection and Removal: Available Monday through Friday from 8:00 AM to 2:30 PM, weather permitting, by confirmed appointment only. A 24-hour notice is required for pickups. The site is closed on federal holidays. Contact the property custodian (listed below) to schedule an appointment. Property Inspection: Bidders are strongly encouraged to inspect the property prior to placing a bid to evaluate its condition and suitability. By bidding without an inspection, bidders assume the risk of potential omissions in the description. Removal Responsibilities: The successful bidder is solely responsible for all aspects of removal, including packing, crating, banding, loading, and shipping. The agency will not provide assistance. Authorized Third-Party Removal: The authorized third-party agent must present a Letter of Authorization from the high bidder (see terms and conditions for details), a copy of the purchaser's receipt, and a valid photo ID at the time of removal. Additional Information: Viewing is online only. Visitors must wear masks while on site and remain in their vehicles until told to exit. Manufactured housing units must be pulled by a semi-truck, and pickup trucks may be used for travel trailers only. Supervision is required for all children entering the property location. No pets or firearms are allowed on site. Those acquiring units are responsible for roadworthiness and safety upon removal from the site. The property custodian will not assist in making any unit roadworthy. The driver must have a signed copy of the purchaser's receipt, the Authorization to Transport form, and a valid driver's license at the time of removal.
